FAQ

Frequently asked questions

Everything building managers ask us most often — about the product, residents, payment and the law.

About the product and getting started

Do I need to be technically savvy to use it?

No. If you use a phone and send messages, you'll manage Rezido. It's built with clear screens and simple steps — and if you get stuck, we're here to help.

How long does it take to migrate from a notebook?

Minutes, not days. Enter your apartments and owners once, set the monthly fee and the system takes over from there. You don't need to enter historical data — just start from now.

Does Rezido replace the building manager?

No. Rezido replaces the notebook, the Excel spreadsheet and the cash envelope — not you. It makes your work faster, more transparent and easier to justify to neighbours. The manager stays; the paperwork goes.

What happens to my old data from Excel or a notebook?

Keep it as long as you like — nothing is deleted. Enter into Rezido only what you need going forward. We don't ask you to migrate years of history to get started.

About residents and the mobile app

Do residents pay anything for the app?

No. The mobile app is free for every owner and tenant — it's included in the building's subscription. Residents never pay anything.

What do residents see in the app?

Their obligations and payments, the building's expenses, General Assembly decisions and documents. They can submit issue reports with a photo. Transparency stops the endless "where does the money go?" questions.

Can residents see other neighbours' data?

Each resident sees only their own unit and general building information — expenses, decisions, announcements. Neighbours' personal obligations are not visible. Access is role-based.

Is it hard to get neighbours to download the app?

Each resident receives an invitation and a short unit code. They download the app, enter the code and they're in. And the reason to do it is compelling — they can see what they're paying for.

About payment

How is the subscription paid?

By bank transfer against an invoice issued to the building. No card. No PayPal. No surprises.

What happens if a month goes unpaid?

The account moves to read-only mode. Your data is preserved. You can still log in.

I'm adding a new unit mid-month — when is it billed?

From the next month. You never pay for an incomplete month.

How do residents pay the building fee?

For the MVP, fees are recorded manually — the resident pays as before (bank transfer or cash) and you mark them with one tap. ePay integration — residents will be able to pay online or at an ePay terminal, and the system will reconcile automatically. Paying via ePay requires the building to be a registered owners’ association with a БУЛСТАТ — see the next question.

What do we need in order to pay via ePay?

ePay transfers funds only to a registered legal subject. The building needs a БУЛСТАТ — either through an owners’ association under ЗУЕС or by registering the condominium with its elected manager. It is a one-time procedure: a General Assembly decision, registration at the municipality and an entry in the БУЛСТАТ register. Rezido gives you a step-by-step guide and ready-made templates.

Is there a contract or lock-in?

No. You pay month by month and cancel any time. The first 30 days are free, with no commitment.

How much cheaper is it than a property management firm?

A firm charges around €5 per apartment per month; Rezido charges €0.63 on the yearly plan. For a building with 30 apartments the difference is €1 572 a year, staying in the building's fund instead of someone else's pocket.

About the law and security

Is Rezido compliant with ЗУЕС?

Yes. GA minutes, debt certificates and the Owner Registry are generated according to ЗУЕС requirements. Quorum is calculated automatically per the law.

Is the building's data secure?

Yes. Data is stored encrypted, access is role-based, and processing is GDPR compliant. Everyone sees only what they have the right to see.

What happens to my data if I cancel?

It remains accessible in read-only mode and you can export it. Nothing is lost when you cancel.

Does Rezido maintain the Owner Registry automatically?

Yes. The owner registry and ideal parts are maintained in the system and you can generate a PDF extract per Art. 7 of ЗУЕС with one click.
